Rental Criteria

Thank you for your interest! Please review the following requirements for renting a home with us.

 

  1. All proposed applicants over the age of eighteen (18) must submit a rental application. Applications must be complete and signed. Missing information or incorrect information may disqualify you as an applicant.

  2. A $40 screening fee in cash, cashier’s check or money order is required to be submitted with each application.

  3. Income Requirements - Applicants must make a minimum of three (3) times the monthly rent. Income is verified through copies of three most recent pay stubs and employment reference. Other sources of income may be accepted, please ask if you have questions!

  4. A valid, state or federal issued photo ID is required with each application. As we will retain a photocopy of the ID, Military ID cannot be accepted. 

  5. Each applicant must have a credit report that demonstrates a willingness to pay financial obligations in a timely fashion, with a minimum FICO score of 650.

  6. Each applicant must have no records of eviction for the past six (6) years. 

  7. We require favorable responses from all references and current/previous employers.

  8. Rental History must be verifiable from unbiased sources. If you’re related by blood or marriage to one of the previous landlords listed, or your rental history is not complete, your application may be declined, or we may require a qualified co-signer on your rental agreement. Qualified co-signers must meet all screening criteria plus make four times the amount of rent.

  9. We do not accept persons with a conviction for any type of crime that would be considered a threat to real property or the ability of other residents to peacefully enjoy the premises.

  10. An up-front payment equal to one (1) month’s rent is due as a security deposit in the form of money order or cashier’s check when signing the Lease Agreement.

  11. Please note that ALL of our properties are smoke-free. If you are renting a house, you must smoke outside clear of balconies and porches. If you are renting an apartment or condominium, smoking is prohibited on the property.

 

Please make sure the following items accompany your rental application:

1. Your application screening fee of $40 (non-refundable) in the form of cash, cashier’s check or money order for each applicant over the age of 18, as well as a deposit of $100 (check or cash, refundable within 48 hours) in order to reserve the property. When Lease is signed, $100 will be applied to Security Deposit.

2. Picture I.D. (Driver’s license, Green Card or Passport)

3. Social Security Card (for verification purposes only)

4.  Proof of Income: Current paystubs or an official letter from your employer on company letterhead  should be attached to the application. For self employed, 1099 applicants, your last two years of tax returns are required.
